Anyone a member? If so, can you shed some light on this place? Looks nice on the website, but would love to get som advice from anyone who belongs or has been there. The good and bad comments are welcome. Thanks in advance.
Ya. The driving stinks, but part of it.Thanks for the info, I figured they would charge the fees to camp even for the tour lol. Looking at the cost for me and the wife camping with a member @ 82 A day it pays itself on the 7th day. Decent deal, just drive would suck lol.
Thanks again.
Sent you a PMHave to see how schedule works out, June headed to South Dakota, end of June first grand baby due, July or August Tennessee, was hoping Mack Pines in September. Never know, maybe the wife will let me get one more in lol
Off subject but i belong to wildwood lot owners association same kind of idea as cloud 9 just smaller and in central mo, however the dnr has came in messed everything up for us as well mo dnr means business!I have known of the ranch for 10 years but only recently purchased a membership (September), it was the best purchase we have made. Riding areas are getting harder and harder to find and this is a Gem. Lots of riding, lots of different kinds of riding and plenty of hard stuff and easy stuff, to challenge you or to enjoy. Camping, horseback riding, swimming, swimming pools, tennis courts, basketball courts, cabins and campers to rent.
Now, it isn't without flaws, don't expect the Hilton, it is a big property and a lot to maintain. Cabins and rental campers are limited and on holiday weekends and the month of August you can forget getting a rental unless you plan ahead, well ahead. If you have your own camper, you will have no problems getting a spot. Each campground has a shower house with toilets and showers, they keep them clean.
24/7 pay at the pump gas station, laundry mat, restaurant, general store... You never have to leave if you don't want too.
You can join two facebook pages, Cloud 9 Ranch Club - Ozark Paradise, and Cloud 9 Ranch Members Sell and Barter and you can normally find memberships for sale cheaper than the ranch price, you do have to pay a $227 transfer fee, but we bought ours for $150 so we saved money. Now I will warn you, don't do like I did and get caught up in the negative nellies that troll the facebook pages, there are some grumpy folks that like to complain about everything and make you think the ranch is a bad place. As it was explained to me you get back what you put in.
The ranch has a lot of activities and events, its a fun place to ride. Is it expensive, it certainly isn't free, but it takes money to make it all work. The buy in fee, then you pay a yearly maintenance fee, they will let you pay it all at once, quarterly or monthly and will do an automatic monthly deduction from your bank account if you want.
Right now we are under a special assessment, MO Department of Natural Resources came and snooped around and has determined that the Ranches septic system isn't up to par and are forcing them to upgrade or close so each member is having to pay a $500 special assessment paid quarterly in 5 payments, payment 1 has already been paid.
You do have to pay to ride, either by day or a yearly permit of $50. You can camp for 30 days with no fee per year after day 30 you pay $10 a day I think it is. You can bring guest but they have to pay fees to come. Rental units cost.... Their are a lot of fees but then again, they offer a lot and have to maintain the place some how, you own it, its not government funded. You can find a fee schedule on the ranches website.
We live 3 hours and 15 minutes away we have been 3 times since September, even with all the fees we consider it a value.
