Looking for investors for ATV resort

As some of you know, I just bought a nice piece of land in Bramwell , WV. I am looking to bring in an investor(s).Right now the only rental we have is the one that came with the bar on the property. Its a small motel sized room with access to a full sized kitchen. Even though this is a start, we would rather hit the ground running.
I'm looking for someone to come in a lay down some cabins. Possibly 4-6 cabins. Sized around 16x24 or bigger. We dont want the season to get away from us without making any forward progress.
What I can offer is profitsharing on the cabins from day 1 of it's rental. Plus free time at the resort every year , even after weve paid you back with interest.I am open to negotiations on percentages but I think the deal we are thinking of will appeal to you. I am also willing to work something out with electricians and plumbers too as we need RV sites constructed as well.

I like the idea of an Atv resort. Wish I had skills or money to offer lol... Would like some info on what you're gonna have to offer. Would be nice to have a family oriented place to take the little one without having adults around who act like teenagers. (which I'm also guilty of when their not around. Lol)

Put up some letters. Working on signage now. Will be up there this weekend riding from thursday to sunday if anyone wants to come check it our before we start working on it.

If you need any info on cabins and camping let me know we own bigbearwv.com. Check with your local health dept as to what is required to offer camping it varies county to county. Also keep in mind you will have to collect sales tax on the camp sites as well as hotel motel tax on the cabins.

Bear bones cabiins like we have cost about $14,000 thats for the 2 room ones.

Not real sure where Bramwell is, but I live just outside of Parkersburg. My father owns an industrial supply company, mainly specializing in fasteners, safety equip, etc. He also sells a lot of metal, pole barn packages, and metal roofs. When you get close to getting things figured out, pm me, maybe we can get you hooked up with some metal roofs and installation for cabins if you go that route in lieu of something. Good luck!!

I'm in an 80' deluxe sight now and it's $89 bux a night. The place is actually about 80% full and my space number is #207, I'm not sure how many spaces are here but it's allot ..... I don't think $70 will be a hard sell at all.
